Board Minutes for June 16, 2010

The meeting was called to order at 6:10pm. Those in attendance were Gil Ellis, Richard Yousoufian, Debbie Madsen, Kathy Moore, Robert Vitrano, and Lois de Oliveira.

Reviewed and approved the May 12th Meeting Minutes.

Administrative Report
1. The minutes from the prior “Executive Session” were approved.
2. James Quinlan has offered to temporarily fill in as a board member.

Committee Report

1. Mr. Frischer was approved by the board prior to the meeting. He knows Condo Law and will be retained for issues regarding the bylaws and legal matters. He is reviewing our condo bylaws regarding the policy on animals and how many are allowed, and any pending legal issues. The previous lawyer should have an updated version of our bylaws that we will need to get from him.
a. According to the bylaws painting of the outside of the doors (condo and garage) is the responsibility of the Association.
2. The drain pipe has been installed below unit 6 and we are waiting to be billed.
3. In case you are unaware the garbage or sanitation bill is paid by the association and will be paid until the end of the year. However next year’s garbage fees will be added to your property tax bill as of November. That should have a positive effect on your maintenance for next year.

Property Maintenance – review list
a. Water damage- wall repair estimate for units 3, 7, 10, 11, 16 & 18 – Larry
b. Drain cup for unit nines a/c unit - Larry
c. Painting of the garden furniture, cement, planters, and umbrella stand - Gil
d. Gutter spout above unit 14 needs to be replaced – Larry
e. Replace condo flag – Richard
f. Painting of rear entry of units 8 and 9
g. Front entry paint of units 5 and 6

New Business
There was some patching done around the threshold of Unit 11 to prevent water from collecting below the door. Also the security door needs to be painted on the 4th floor that was included in the price of the install.
Gil offered to paint the whole garden area, furniture, cement slab, umbrella stand, and planters in a forest green. Robert donated a large commercial grade umbrella to the garden to replace the gazebo. Thanks to you both, the garden is looking very nice.
