MINUTES FOR BUDGET WORKSHOP

The meeting was called to order at 6:00pm. Those in attendance were Gil Ellis, James Quinlan, Richard Yousoufian, Debbie Madsen, Robert Vitrano, and Lois de Oliveira.

The budget will not include the garbage as it will be added to the owner’s property tax bill.
Additional sources of income
1. Background fee increase was approved from $55.00 to $75.00 by a majority vote.
2. Increase washer prices was discussed.

Even though we replaced the hot water tank and repaired the drain field this year we hope to not raise the maintenance. Next year we intend to coat the roof with the elastomeric.

We are waiting to hear from anyone wishing to be on the board.

Committee report
1. Check service call of 1 hour on alarm system – Debbie
2. Richard will talk to Ari about renting unit 11
3. Check out sanitation bill - Gil
4. Lawyer charges $180.00 an hour. Unit 11 foreclosed in Sept 2009 and Mr. Frischer will put in a motion to expedite, he will hurry the bank on coming to a conclusion in the foreclosure so the unit can be sold.


2011 Budget review

Citizens bill will be divide into four payments.
5% increase for landscaping and administration fees
White fly spraying has been done once a year for the last 2 years

BOARD MINUTES FOR AUGUST 26, 2010

The meeting was called to order at 6:00pm. Those in attendance were Gil Ellis, James Quinlan, Richard Yousoufian, Debbie Madsen, Kathy Moore, Robert Vitrano, Mr. Frischer, and Lois de Oliveira.

Reviewed and approved the July 21st Meeting Minutes.

Administrative Report
1. Our new lawyer is a reasonably priced attorney that works in the area of condo law. He spoke at the meeting regarding a number of points from the condo documents, namely the pet policy and about unit 11.
a) It was decided to go ahead and have the lawyer file a motion to expedite a resolution for Unit 11 if his research finds it necessary.
b) The attorney will check on the feasibility of collecting maintenance from the attorney Steve Littman or do we take our chance of collecting a portion of it from the bank. Gil will forward the information to our lawyer.
2. The owners have been notified of the first right of refusal on unit 3. The time limit to exercise their right has expired and the buyer is in the process of closing on the unit.

Committee Report
1. Gil checked with FPL about the rebates to seal the entire flat roof and will now go back to ask about adding insulation.
2. The board is waiting on a breakdown of Unit 14 for reimbursement.
3. Richard got the attorney’s file from Mr. Golden.
4. Richard is working on the 6 new chairs for the garden.
5. Even though some of the gutter spouts have been replaced the one above unit 14 still needs to be replaced.

Property Maintenance – review list
a. Water damage- wall repair estimate for units 3, 7, 10, 11, & 18 – Larry
b. Gutter spout above unit 14 needs has not been replaced – Larry

New Business

An emergency repair of the septic tank cost the association $5000 for a broken pipe from the septic tank to the drain field and the installation of a new hot water heater for $4500 was done. Thanks to Richard for overseeing this project. No bushes had to be removed for the project.
The Birthday Party was denied because it was just too big. The garden is fine for family gatherings only.
The new tenant in Unit 4 was approved.
