Board Minutes for October 19, 2011

The meeting was called to order at 6:15pm. Those in attendance were Gil Ellis, James Quinlan, Jeff Powell, Debbie Madsen, Robert Vitrano, Kathy Moore, and Lois de Oliveira.

Review and approved the September 21th meeting minutes.

Administrative Report

1. Jeff submitted an estimate to pressure clean and put two coats of paint on the west side of the building and the garages. The estimate of $2900 was approved and the job will be finished within 60 days.

Report

1. Jeff will be finishing up the hydrostop and painting of the center tower and stairwell.
2. Gil will get an estimate from FPL for roof coating and insulation.
3. The rules and regulations will have to be looked at next year by the committee of Jimmy, Jeff, and James.
4. We did not receive any comments or updates on the budget from the owners.
5. Jeff will be caught up on his maintenance this month and will be eligible to run for the board.
6. Jeff will check for water damage in the crack between units 14 and 15.
7. Two areas are being considered for lighting for the outside of the building. The lamps will follow through with the same style.
8. Robert is checking to replace canvas at unit 11 with an improved version to keep water out of the stairwell. Waiting on estimates.

2011 Property Maintenance – list
a. Hot foot will be applied to the edge and ridge cap of the roof of the center tower and turret- done
b. Spiral stairs and hallways to be scraped and painted hopefully after the awning is looked at - Larry

e. Clean second floor gutters and repair seams – not finished - Jeff

k. Repair moldings and cracks of center tower and turret and paint – Jeff
l. Roof repair at chimney – done
m. Roof repair by stairwell above unit 11 - done
n. Flat roof water leak elastomeric over unit 8 - done
o. Flat roof water leak elastomeric patch above unit 8 – done
p. Dig and move drain lines back to old drain field – done
q. Septic tank pumped - done
r. Fire extinguishers were filled and inspected – done

New Business

When painting is completed we need a written estimate from Jeff for lighting
The Board voted and approved a new meeting schedule next year. We will meet every other month from January thru November.
