Board Minutes for July 21, 2010

The meeting was called to order at 6:10pm. Those in attendance were Gil Ellis, James Quinlan, Cassandra Harrison, Jimmy Baes, Richard Yousoufian, Debbie Madsen, Kathy Moore, Robert Vitrano, and Lois de Oliveira.

Reviewed and approved the June 16th Meeting Minutes.

Administrative Report
1. The board has temporarily approved James Quinlan to replace Cassandra Harrison on the GCC Board until January 2011. Cassandra stepped down since she was unable to attend the monthly meetings.
2. Mr. Frischer will be at the next board meeting on Tuesday August 17th to discuss his findings.
3. Richard’s unit 16 will be next on the list to have his wall fixed from old water damage.

Committee Report

1. Any question about the sale of unit 3 can be brought up at the next meeting regarding the first right of refusal.
2. Roof sealant was placed on the roof above unit 8 to seal a leak. We will check with FPL about the rebate to seal the entire roof and about getting an estimate.
3. Gil is working on getting a breakdown for reimbursement on Unit 14s repair.
4. We are looking into the feasibility of collecting maintenance and/or assessment fees on unit 11 from attorney Steve Littman.
5. Richard replaced the old flag for the flag pole.
6. Richard is looking to get the latest condo docs from Mr. Golden
7. Richard is checking into getting 6 new chairs for the garden.
8. The painting of the rear entry of units 8 and 9 and the front entry paint for units 5 and 6 will have to be put on hold.
9. Gil painted the 4th floor security door. It will come out of the payments to Jeff Powell.

Property Maintenance – review list
a. Water damage- wall repair estimate for units 3, 7, 10, 11, 16 & 18 – Larry
b. Drain cup for unit nines a/c unit - done
c. Painting of the garden furniture, cement, planters, and umbrella stand - Gil
d. Gutter spout above unit 14 needs to be replaced – Larry
e. Replace condo flag –done
f. Painting of rear entry of units 8 and 9 – on hold
g. Front entry paint of units 5 and 6 – on hold

New Business
We believe the drain field needs to be replaced since it is not draining and is saturated. That will be a very big job covering 900 square feet of the garden. The bushes will have to be removed and replanted.
